Riverside County
Real estate litigation for Riverside County property
We do not have an office in Riverside County. We handle Riverside County property disputes from our Ontario office, appear in the county's courts, and our founding partner has tried cases here.
Where Riverside County property cases are filed
Under Code of Civil Procedure section 392, a case over real property is generally tried in the county where the property sits, wherever the owners live.
Riverside Historic Courthouse
4050 Main Street, Riverside, CA 92501
Most unlimited civil cases in the western county, including Riverside, Corona, Norco, Eastvale, Jurupa Valley, Moreno Valley, Perris, Hemet, Lake Elsinore, Wildomar, Banning and Beaumont. Murrieta, Winchester and Homeland moved here on August 1, 2026.
Menifee Justice Center
27401 Menifee Center Drive, Menifee, CA 92584
Unlimited civil cases from Temecula, Menifee, Aguanga and Anza.
Palm Springs Courthouse
3255 E. Tahquitz Canyon Way, Palm Springs, CA 92262
Unlimited civil cases from the desert, including Palm Springs, Palm Desert, Indio, La Quinta, Cathedral City, Coachella and Blythe.
This is the court's order on where to file civil documents, effective August 1, 2026. A dollar amount of $35,000 or less makes a case a limited civil case, which follows a different list. Confirm the current location before you file or travel.
Quiet title, adverse possession and forged deeds in Riverside County
A quiet title case over property in Riverside, Corona, Murrieta or Temecula is filed in Riverside County Superior Court, and the judge must hear evidence of your title even if nobody answers. An adverse possession claim needs certified records from the county tax collector showing the taxes were paid.
If a fraudulent deed was recorded on Riverside County property, pull a copy from the recorder, file a police report, and call a real estate lawyer. A civil complaint and a lis pendens in the first couple of weeks are what protect the property from a further sale or loan.
Trust and probate disputes
Probate matters in the county are heard at three locations: the Historic Courthouse in Riverside, the Southwest Justice Center at 30755-D Auld Road in Murrieta, and the Palm Springs Courthouse.
Where the records are
Riverside County Assessor-County Clerk-Recorder, 2724 Gateway Drive, Riverside, CA 92507. This is where deeds, liens and other recorded documents for Riverside County property are kept.
How we work on Riverside County cases
Most appearances now happen remotely, so you generally will not need to travel to Ontario. We appear in person when a hearing or trial requires it.
We conduct trials ourselves. Josué Cristóbal Guerrero has personally tried cases in San Diego, Orange, Los Angeles, San Bernardino, Riverside, Kern and Ventura counties.
We usually charge a flat fee for litigation. Most matters cost about $5,000 to get started, and a monthly amount follows based on the size and complexity of the matter. Costs such as expert witnesses and filing fees can be extra. Among the real estate cases we handle, the average lasts about ten months. We cannot promise any result.

Common questions
My property is in Riverside County or the Inland Empire. Can a lawyer in Ontario handle my dispute, and which courthouse hears it?
Yes. We appear in courts across Southern California, and most litigation appearances now happen remotely on a video call. From our Ontario office we also appear in person in San Bernardino, Riverside, Orange, Los Angeles, Kern, Inyo and San Diego counties, among others. The case is filed in the county where the property sits.
We inherited a house in Riverside County with my siblings, and I live out of state. How do we handle a dispute over it?
You have exactly the same rights as a sibling who lives down the street. You probably will not be the one running the estate or trust from another state, so most out-of-state owners hire their own California lawyer to watch the process and protect their share.
How much does a real estate lawyer cost in California for a property dispute?
It depends on the case. We usually offer flat fee litigation paid monthly so you can predict the cost. Most of our litigation matters cost about $5,000 to get started, plus the monthly amount and costs such as expert witnesses or filing fees. If you are already facing a trial, arbitration or mediation, the first payment can be higher.
What should I ask a real estate lawyer before I hire them?
Start with this: do you try cases yourselves, or do you refer them out? Then ask how much of the firm's work is real estate litigation, whether they represent individuals rather than investors and banks, how they charge, and how long they expect your case to take.
